Greg A. Hemstreet is the foundational architect of Hemstreet Development Corp., bringing over 45 years of multi-sector development expertise to the firm. Following the professional legacy of his father, Portland developer Jim Hemstreet, Greg established the corporation in 1995 and has since delivered a prolific portfolio spanning ten states, from the Pacific Northwest to the Sun Belt.

Greg’s career is defined by institutional-grade versatility and the strategic delivery of over 60 hotel properties, 7,000 residential lots, and numerous Class A office, retail, self storage, and senior living developments. A specialist in vertical execution, Greg manages the entire project lifecycle: from original site acquisition and financing, to full construction build-out and long-term property management.

Having successfully steered the firm through three major economic downturns, including the 2008 global financial crisis, Greg provides the seasoned fiscal consciousness and operational stability that are the hallmarks of the Hemstreet legacy. Under his leadership, Hemstreet Development Corp. remains committed to enhancing the physical integrity of its real estate portfolio while providing exceptional services to the communities it serves. Rick McGinley joined Hemstreet Development Corp. as Chief Financial Officer in 2015, bringing over 45 years of specialized fiscal leadership to the executive team. With a career rooted in the Arizona market, Rick’s expertise spans public accounting, commercial and residential property management, and large-scale real estate development. He is a seasoned architect of financial infrastructure, having built and led finance teams across diverse industries with significant operational scales and complexity.

At Hemstreet, Rick serves as a vital pillar of the executive suite, overseeing the firm’s capital stack and the financial integrity of its project lifecycles. He provides the analytical rigor necessary for securing institutional lender financing, managing intricate project budgets, and executing precise job-cost accounting for the firm’s multi-sector portfolio. His strategic foresight is instrumental in evaluating complex deal structures and driving the fiscal decision-making process for Hemstreet Development Corp. and its affiliated entities.
Beyond his professional contributions, Rick is a lifelong athlete who brings the same discipline required for over 150 triathlons and marathons, including the Ironman competition, to his role as CFO. An active member of the endurance sports community and an announcer for national running events, Rick resides in Arizona, where he enjoys golf, cycling, and spending time with his family.
